- Seek a competent Real Estate Broker that you're comfortable with so
they can do the work for you, saving time and money. Have the agent
sign a Buyer's Agency Contract with you. (This forces the agent to
work for your best interest, without this contract all agents are
obligated to work for the seller.) - Discuss your preferences in a property. Decide your price range so
your agent can help you select the perfect home. - Complete an Application for Financing with selected mortgage broker.
- Obtain verbal/written confirmation of your financial approval from
mortgage broker. - Select homes for viewing through your agent.
- Choose your dream home.
- Prepare an Offer To Purchase on the home with your agent.
- Upon full acceptance of your Offer To Purchase, schedule a Home
Inspection. - Work closely with your mortgage broker - they will ask you for income
documentation, bank statements and various other records.
Promptly provide everything requested to ensure that your closing
will be on schedule without delays. - Negotiate any necessary repairs with the help of your agent.
- Secure Homeowners Insurance.
- Arrange for the movers, electric, gas, cable and telephone services.
- Wait for closing day.
- Go to closng at the attorneys office.
- Receive keys on closing day. Move in and live happily ever after!
