Here is a one-stop look at the steps to be followed when purchasing a home.  I hope this guide

  1. Seek a competent Real Estate Broker that you're comfortable with so
    they can do the work for you, saving time and money.  Have the agent
    sign a Buyer's Agency Contract with you. (This forces the agent to
    work for your best interest, without this contract all agents are
    obligated to work for the seller.)
  2. Discuss your preferences in a property.  Decide your price range so
    your agent can help you select the perfect home.
  3. Complete an Application for Financing with selected mortgage broker.
  4. Obtain verbal/written confirmation of your financial approval from
    mortgage broker.
  5. Select homes for viewing through your agent.
  6. Choose your dream home.
  7. Prepare an Offer To Purchase on the home with your agent.
  8. Upon full acceptance of your Offer To Purchase, schedule a Home
    Inspection.
  9. Work closely with your mortgage broker - they will ask you for income
    documentation, bank statements and various other records.  
    Promptly provide everything requested to ensure that your closing
    will be on schedule without delays.
  10. Negotiate any necessary repairs with the help of your agent.
  11. Secure Homeowners Insurance.
  12. Arrange for the movers, electric, gas, cable and telephone services.
  13. Wait for closing day.
  14. Go to closng at the attorneys office.
  15. Receive keys on closing day.  Move in and live happily ever after!
